At some point, all of us have thought about making improvements to our home. Whether it’s to make it more livable, increase the value or simply prep a home to sale, as a homeowner I know that small changes can add up to make a BIG difference! But the question becomes, what changes are worth the invest of both time and money. In other words, I’ve been on a mission to discover what changes really pay off and why, when and how to make those changes to help increase your home value. The answers I found are a little surprising, a lot helpful and of course very informative if remodeling a home is in your future!
Having myself remodeled a home in order to sale it as well as made changes at my current home, I’d like to consider myself somewhat of a novice expert. Along with my experience, I’ve been able to find great information from Sears Home Services that have helped me answer the three simple questions everyone considering remodeling their home should ask: Why, When and How?
Why to Remodel Your Home
There are a variety of reasons to remodel a home. I myself have remodeled a home to prepare it for sale. I’ve also done some minor remodeling to our current home in order to make it more of what we were looking for. The truth is, there are a variety of reasons to remodel your home but the most common reason is to increase the value of your property. Whether that’s to turn around and sell it or simply increase your equity in the home you live in, whatever the reason for remodeling your home, there are certain changes that are better to make than others. According to Sears Home Services, there are 10 home improvement projects that have the highest return on investment, meaning that for the money you spend making the changes, you’ll increase your house value the most. Since it’s pretty common for remodels to be driven by increasing the value of a home, it’s important to know what these value-boosting changes are and how they will impact your bottom line.
As you can see, changes can be minor to major and have different returns. Any time you’re considering taking on a remodel, it’s important to factor in how much of a return you’ll get on the cost of the remodel and make a wise decision based on that.
When Should You Remodel
Unfortunately, remodels are often needed at inopportune times. When it comes to a roof or a door, the decision can often be taken out of a homeowner’s hands. That’s why it’s always better to plan your remodel in advance of repairs being needed and plan well! One of the busiest times for remodels is June. With warm weather and clearer skies, it’s the perfect time of year for replacing windows or roofs or even switching out that garage door!
It’s important to keep the weather in mind when considering the timing of a remodel as you don’t want doors and windows off in the middle or winter or the middle of summer either! The warmest summer months are a great time for tackling a bathroom or kitchen remodel as most of the work can be done without worry about letting the weather in!
